Fort Lauderdale is often referred to as the Venice of America. We have over 23 miles of beach, over 165 miles of navigable canals and over 300 miles of Intracoastal waterways as well as over 288 parks in the Greater Fort Lauderdale area. Our population is continuing to grow, grow, grow with current figures between 1.5 and 2 million residents. We have over 7 million tourists come here annually. We are one of the few Beach cities our size where you can actually drive along the Beachfront and see the redevelopment of the Fort Lauderdale Beach area, both residential and commercial, which is fantastic. We have been ranked one of the 12 best cities in the USA for small businesses, and the energy of the area continues to get the attention of National and Multi-National companies. As an example we are home to over 100 Fortune 500 companies. We have a huge international trade business, and our Port Everglades is one of the nation's most busy ports. Our airport is one of the finest and easiest to use of any airport in the nation. A major expansion has just been completed at the airport. As you may know, we have no State Income Tax, no Inheritance Tax, no County or City Tax, and no County Sales Tax. Our Homestead Exemption and Save Our Homes laws keeps our housing a wonderful safe investment. We specialize in Eastern Broward County, near the water and the action. Remember as you look through advertisements for houses, read about different sections of the Greater fort Lauderdale area, and try to sort out the places you want to explore (and hopefully purchase), keep a sharp eye as to the specific location, or lack of described location. Coral Springs is not Coral Ridge, East of Federal Highway without a better specified location could be Deerfield or Hollywood or anywhere in between. NE with out a city name, could be Northeast Pompano, or Northeast Fort Lauderdale. Ocean access canals run throughout Broward County but if the price on an ocean access property seems to good to be true, it may be located west of Plantation. 'Fixed bridges' is a term seen often in Fort Lauderdale Real Estate advertisements, but they can be 3' high or 11.5' feet high. North Lauderdale is nowhere near Fort Lauderdale. The address Fort Lauderdale stretches from the ocean to the Weston area. Sunrise and the Sunrise Intracoastal are ten miles apart.
